A CD paying at 5%, OR Real Estate appreciating at 5%???? 

I don't pay for an exterminator, and don't want to start. 

I am a licensed Real Estate Agent but I am not a broker, I pay my broker a fee for holding my license similar to a commission split but its just a flat fee. 

Tenants pay for background check.

I would still recommend not using an FHA loan if you can because of the extra "PMI" payment that lasts for the life of the loan.

I had no idea how to do the analysis but was happy that someone else had done it so purchased, paying all cash.

I now have the EMD lender blowing up my phone saying he needs to get paid and if I dont pay him by a certain period or pay more money due to the length its been he is going to "blast" me on his social media and stating he is the "last person I want to mess with", is this allowed?

For plans that will pay off later, get into house hacking, save money for a first payment, meet people in local real estate groups and find a mentor, and put money into things that earn without much work like stock index funds or ETFs.
