I personally do semi-professional photography as a side job/hobby, and from what I've seen looking throughout local listings, there is some terrible photos on most of these listings that immediately deters me from wanting to look at them.I imagine that with outstanding photos (That are properly staged, and well lit... )you would be able to attract a higher level of tenant/buyer to look at your property.

Very few in Dallas area....I think nationwide distressed sells are less than or right around 1% of the market.Plenty of dynamics for this.#1 plenty of deferments during covid....plenty of work arounds.#2 plenty of equity....very few homes should have to go thru distress sell right now....due to good down payments, runup in prices, still good demand.#3 slowness in many courts...so cases may have been filed, but not finished.I don't follow from month to month, but it has been fairly low for a while.
