Financing for Small Mobile Home Park

Are there lenders out there who will lend on small mobile home parks 20-30 and under?  We’ve talked to several lenders who have said they only do larger parks,  50+    We are looking at really nice park with 20 units.  We have 20-30% down available.  Any thoughts?
