The job I left was well paying and I had some cushion w/savings and my wife working a teacher position (nothing fancy).  

I will be GC and hiring the subs to do the work in order to save $.

Who do you know who would like better than-than-market returns on their investments and/or better-than-bank returns on their savings?

Scott had mentioned Squarespace which seems to be a good platform to build what I would call a brochure site, similar to a flashy online business card.

I think, to avoid any trouble for yourself, and to do what is ethical, is to take that savings you get back from Bob and bring everything up to code that you are aware are not up to code, and do better homework in the future.

She said to pull a list from "wherever you get your lists" that shows the addresses of absentee-owner properties that have been purchased by Corporation (scorp, llc, etc.).I was checking out a couple sites online where one can pull absentee-owned property addresses, but I'm not sure how to filter out those that have recently (past 4-6 months) have been purchased by an LLC.

If you don't believe it, do a simple property search on your favorite online real estate site & check out the architecture (and prices) of some of the new builds - they are impressive!
