You want to compare this EBITDA across all other bed and breakfast businesses. since you already own two, you have an unfair advantage in that you can compare this one your considering buying with yours, and see if its a fair price you are paying. you can also breakdown your expenses and compare them with the business your looking to buy to see if you can force appreciate value by creating more earnings. 

After swallowing some lumps thanks to one thread I posted back in April, I should (crossed fingers, no blown furnaces or sheard off roofs) be in a good position next year to reinvest.This is hopefully not a beat the dead horse, "where is the best cash flow in X" post, more of a strategy question for anyone who knows the market in CT.Here is what my limited knowledge/intuition tells me: Waterbury, Bridgeport, parts of Hartford cash flow best because of the inherent risk, lower fairfield county cash flows worst (today) because of NYC effect on price/rent, and there is an in-between SOMEWHERE.I think that somewhere is in the central part of the state between route 8 and 91 north of new haven, east of waterbury.

One thing of note is that Utah is approaching the top of a cycle right now, but over the next 35 years will double in population.  

Of course I realize this will be a crazy, crazy statement for many on here - and that further proves my point...One of my favorite statements buy one of the best entrepreneurs in the world today, Richard Branson, goes like this:"If someone offers you an amazing opportunity and you're not sure you can do it, say yes - then learn how to do it later".

@Eric Yu & @Todd Goedeke just went back to my initial analysis, and it looks like the 50% CoC I noted in the initial post was only looking at the downpayment (didn't have any closing costs on this one). 

Since it would then be a family deal, this is one of those very few instances that makes sense.

It's easy to draw out but it's not easy when you want to change your numbers since one thing effects the other.I'm trying to find something where you can put your first rental at the top, type in it's cash flow and keep working your way down as you acquire more properties.  

To what extent can the provide value to one's real estate business?

No one really talks about this but they should because a lot of people get stuck buying a new fancy home and then in 12-24 months they are under water.Again not everywhere but in a lot of places where you see a small phase of builds go up and then it’s off to another city or county.The other thing that is not talked about much is home prices if the home price is under say $200K the builder loses interest.

Prepare a feast with loved ones in the well stocked kitchen but most importantly, make lasting memories in this lovely home.
