if they are month to month and not communicating you may want to tape a notice to the front door saying the same thing you are not going to renew in X days. 

People take notice and the money gets paid quickly if it hits your bureau.

We are talking about preliminary notices (20 days in Cali) here which protect subs and material suppliers.
