@Robert Carraway  my niche has always been performing.. others do the heavy lifting and go for the Non performers.. me I am lazy :)  but we don't make Quite as much and frankly the folks we work with if you even mentioned non performing in any manner would run for the hills they want solid performers with good payors..

Nobody is expecting much from borrowers on these loans. if your finances are run properly, you provide all stips quick and clean, and you know what you're doing, then you're in the best possible position. the lender will order an appraisal. if you buy one, they won't use it

I was informed by a neighbor that as recently as a couple years ago, the one house was basically a brothel, it's been cleaned up once the neighbors got the police involved but I imagine the tenants aren't the best.
