In case it's helpful, thought I'd share that we also state the following in that same section of our lease: "Tenant may not occupy property without electric, gas, or water/sewer service except during brief interruptions beyond Tenant's control.

Some of the things that you should provide: cable, wifi, 1 smart tv with BluRay, regular TV's in the bedrooms, a gas or charcoal grill, a poker table, the sofa in the living room should be a sofa bed, washer/dryer with starting detergent, soap, tp, paper towels, cleaning supplies, vacuum cleaner.Your dining room will never be used as a dining room.

Well as compared to Mercedes, Lexus, Porsche, BMW.... to just plug in an go I have not been to a gas station since.. also we can schedule our charging for late nights so its next to free I think it cost me 3 to 4 bucks to fill up....
