I completely disagree with this "It takes time" and "Do yourself a favor and stay in school" attitude, not very motivating guys. 

Now maybe that's not as big an issue if you're a buy and hold guy, but it's something to keep in mind.  

This seller is motivated by cash only.

I’ve heard opinions from both sides, but wouldn’t mind additional feedback in light of current increasing interest rate environment.
