Thanks I think it’s CPA time this tax season, it’s getting more complex then I can manage myself. 

I protect myself by upping my damage deposit in the off season and I have pretty firm rules about disturbances and taking care of the place.  

If it were me, I would get into a solid fund with a seasoned syndicator  that can get me a great ROI, appreciation and start learning about RE investing by getting my feet wet carefully.

He said there is no limit on loans, they don't require a seasoning and he is doing cash out refis.

My area normally has about 200 listings in season, it currently has 30. 

Are there seasoning requirements?

update on Hunter/ Windham area for anyone reading these threads ... shoulder season revenues continue falling off a cliff vs 2021 ... will be interesting to see how the summer goes.

Not sure about that market but Mid Term nets negligibly higher returns than LTR in FL.I am originally from NJ and coastal markets there will typically do "winter leases" cheap and then do STR/MTR in summer to  capitalize on the summer season.
