It's ironic (to me at least) that the mindset that creates this snafu is the same that thinks going by the book is taking advantage.I don't fall into the camp of people bragging about how great they are or how great they're doing with rentals.

I pretty much always have a prospective tenant meet me at the house for a viewing before I have them fill out an application. 

Recently, in the last 18 months, wholesalers that I have been dealing with for several years and have bought property are starting to get greedy and not leaving enough meat on the bone for my liking.

Besides asking what is the sellers plan with proceeds what is your favorite way to probe if seller financing is an option?

If you're a tenured investor, have a great track record, and there's enough meat on the bones of the deal - lenders can get aggressive with their LTV because they're comfortable with all factors. 

Response rate, high or low, tactfully probe your callers about what matters to them and develop unique sales propositions around those key points.
