I reading every book on audible and listening to every BP podcast I could while driving to work or to stores. 

You want an agent that is responsive, that listens to what you want, and that will represent you.  

I've read a bunch and listened to countless podcasts, but I'm stuck in the analysis paralysis mode.

I'm new to the forums but have been listening to BP for a few weeks now.

My reluctance is that it is in an A -A+ neighborhood and everyone I've listened to has said that it is best to buy in a B-C+/blue collar neighborhood so that your chances of keeping a longer term tenant and avoiding annual vacancies will be low. 

Ive also heard it come up many times in various podcast I've listened to.   

But a good CRE broker in your area will be able to listen to the deals you have, the goals you have and then immediately think of at least 5 banks that'd be best to approach with your loan.

Whether is analyzing deals, walking properties, getting ideas on repair costs, networking, reading, listening to podcasts... 

That move is currently on the back burner and in the meantime I decided to read and listen to every piece of information I could get my hands on while I waited.
