From the letter (addressed specifically to the family member) they could sell the note, receive cash, and we (the property owner) would simply send the mortgage payment to a different address (with no change in the terms of the note).

When you send the tenants their deposit back include a Disposition of Deposit letter explaining all of the credits they have (Deposit, pet deposit, $50 for the A/C) and the debits you made by item.

I would send a certified letter saying stay out of there and that they are liable
