Your post title is very misleading.All you did was get a good sales price - which agents have a legal fiduciary duty to do. 

(Except where it is not legal to do so)

I definitely have some adjustments to make to my team and my processes for it to really turn into a worthwhile investment property.

A real estate broker or attorney could help you here or on the previous option.A legal document protects both parties, and most on here would recommend you use them, but sometimes between family members people don't use them.

First, definitely consult what the laws are in your area regarding raising rent. 

It often depends on the definition of the zoning classifications within each city; based on the below info, I'm not sure which zoning classification a duplex would fall into.
