I dont know if there is a non-disclosure agreement, or another legal document needed to barr this kind of action, that I would need to protect my (and my mothers) property.

Whether he fills out the application or she does, it seems he still needs to sign it himself for the background check to be done legally.

Two ideas:Solicit your list to see if you have buyers who will just pay you a "finder's fee" for a good buy & hold versus getting involved in the contract assignment or double-close process. 

I am new to Real Estate Wholesaling and I am looking for an Attorney whom is familiar with assignment contracts in Georgia near Atlanta area! 

He can not make a loan to himself and not deliver the lender's consideration in the contract and then try and take that contract to the secondary market as legit to sell it to another investor.  

Also, as a wholesaler you are trying to sell a contract on a sellers home and if you do not close and forfeit the contract, then you are not really operating in the owners best interest.  

It would also be a good thing for your friend to have a signed work contract with the landlord too.

How can I take legal action to evict him out of my new home as well as claim the Security deposit back to me since of breach of contract on the rent back.
