Today I got a call from my property manager, that one of my 8 unit apartment  complexes had part of the flat roof partially torn off in the 50 mile winds and water is leaking in the attic. 

In some cases, HUD knows of a potential leak and therefore utilities cannot be turned on therefore no appraisal is possible. 

I can't say they are 100% waterproof but with the planks I'd say there is a very very little chance that anything leaks thru them.

Of course there are variations in those figures when a water heater leaks or pipes freeze (I am in Michigan), so I have a little trepidation as I have never exclusively lived off of my rental income...kind of like going out on a trapeze wire without a net for the first time.I have a good network that send me deals (usually 3-5 a week) to look at...and have roughly $450,000 in free and clear equity.

I did have it trimmed, and they dropped large logs onto the roof, which put a small 2 inch hole into the roof and caused a leak 8 months later once enough twigs and leaves caused the roof to allow water to pool when it rained.
