Waive late fees temporarily?

Bank of America announced Thursday afternoon that it is extending “additional support for consumer and small business clients experiencing hardship from the impact of the coronavirus.”

I'm interested to hear from other PM and landlords if they will be considering waiving late fees and fees associated with breaking a lease. 

All these threads and podcasts are talking about not over leveraging, but it's too late for that advice.

The lease itself is a 1 year term, so we don’t have to sign a new lease each month. currently the tenant is consistently late on rent, they do end up paying but not able to cover the late fee.

You need to have written policy in how you deal with tenants and apply that policy across the board.If you allow pets under a certain weight, they have to be allowed across the board.If you have a policy that all tenants must make 3 times the rent, then all tenants must meet that.And if you have a policy about waiving late fees, or reducing rent, or waiving one month of rent, whatever it is, you really need to apply to all.When landlords get into case by case basis with a different rule or decision for every tenant, that's when you set yourself up for a fair housing violation.
