I say this because you can better optimize for your space after you've done your research such as buying a sofa bed, to maximize for space in your old home and investing into some key touches such as wallpaper by the headboard of the beds, fresh new sheets, pillows, etc.... again only if the airdna numbers come out making sense.

Assuming your flooring is good a fresh coat of paint may be all you need but if flooring is needed I suggest LVP.

Because of that I'd personally look for a quad that will cash flow purely from LTR rents, then investigate STR potential, so you always LTR as a fall back.
