I firmly believe it is the operators job to be a good steward with their LPs money.I fully believe in personal accountability.

They may go down another point or so in the coming year and they may go up 2 points in the next 2-4 years (who knows).A model like that will give you an idea of how the ARM will perform against the certainty of the fixed rate.

After having a phone call with seller and coming to a verbal agreement on terms for selling financing, what is my next step? How do I start the process to make it legal?  

I went to Memphis a couple of weeks ago to visit with Kenny Shaw and some of his people and they showed me some of their projects in progress and gave a rundown on mine.
