Obviously, deposit and balance of purchase price above any new mortgage as well.Certainly, some markets have prevalent practices which may vary somewhat.

$450/mo is on the low to mid- range for 2 br and $375 is low to mid for a 1 br in this area.Here's the projected budget I have constructed:Annual Net Rent: 39,30750% Expense Rule: 19,654NOI: 19,654Cap Rate 10%After Repair Value: 196,000Repair/Improvements: (85,000)Current Value: 111,000Offer Price: 100,000 cash to close w/in 3 daysTotal Hard Money Investment/Loan: $185,000 (purch + repair)The terms I have worked out are to repay the hard money within 6 months by placing a new mortgage on the property with an agreed purchase price of $203,000.

Maybe they should not view you the way they do but that is still where you are starting from.If you can get past assumptions you will will have improved your game than someone who is assumed to be competent just because they look older.

From an SEO standpoint an external blog does almost nothing other than potentially offer some back-links.So moving the blog to an external site might work well for people that do not have a website or do not need/want to improve their organic search rankings.But in my case that is a large portion of why I have a blog.

Yes, you can really improve the tenants you get by screening, but an acceptable tenant in a low-income, multi-family, government assisted rental can be quite different that an acceptable tenant for a nice SFH.
