No employment history, no income requirements, and no DTI restrictions. 

Your parents should write her that he has to go, or they will report her to the Housing Authority.

We currently have history and experience in single family home rentals but not multi family.

I would most likely want it primarily so I have her information and would focus more on criminal/eviction history than I would credit.  2 incomes are better than 1 and it is better to have your option on who you want to sue at the end so I'd just add her and hope this helps with cash flow. 

Although they may not use the score in making their decision, I was specifically told by a commercial lender officer that they need to check you're not in bankruptcy or have recent foreclosures or tax liens, or a history of settling debts for less than the amount owed.I do have a few commercial loans and they can have more flexibility on credit issues vs conventional - depending of course on the asset they're loaning on, rental incomes, type of credit issue etc.Hope that helps.

Or tell me about the IRS having access to every americans personal bank accounts with the authority to take what ever it want's when ever it wants regardless of proof of wrong doing.
