@Aaron T.It is possible to co invest with your spouse's IRA/401K into a single LLC but in most cases this would not be a good idea as it will create many restrictions and may cause prohibited transaction, now or down the road.

There is an FHA case # thats issued and linked to the property.Can use 75% of the projected rental income to qualify as income, but it may not be enough if you are reporting losses.A coborrower would also need to reside in the property as your max LTV is restricted to 75% if using a non occupying coborrower for a multi unit FHA loan.I can take a look at your file  if you need another set of eyes to review.

Last week, the new bill was passed by city council to address housing affordability.Here's a summary of the changes to existing ADU laws in Seattle. https://www.seattle.gov/council/adu-eis- Allowing two ADUs on one lot » Removing the off-street parking requirement » Allowing DADUs on lots of at least 3,200 square feet » Removing the owner-occupancy requirement » Requiring one year of continuous ownership to establish a second ADU » Allowing DADUs of up to 1,000 square feet, the same size currently allowed for AADUs » Increasing DADU height limits by 1-2 feet, with flexibility for green building strategies » Providing flexibliity for one-story DADUs accessible to people with disabilities or limited mobility, with limitations on tree removal » Establishing a new floor area ratio (FAR) standard that limits the maximum size of new single-family homes (2500sqft) and encourages ADUsIn the past, opportunity zones deals were not very lucrative because of the $$ requirement to double the improvement value ($200k-400k+?).

South Lake just passed a bill that heavily restricts short term rentals, very limited new permits and most existing are getting shut out in 2021(if the bill doesn't get overturned).I met a guy playing poker the other night that told me that he owns 10 short term rentals spread out around the country, works a full time job and self manages.

It makes no sense to have 4 properties bringing in the same income as one, especially if its bought at the height of the real estate market.The last housing document, i lost count of the number of investors who went bankrupt or just plain lost all of their properties when their portfolio unzipped because of 1 or 2 properties that they could not rent and were upside down on their portfolio.Anyone who considers BRRRR really needs to read AND understand @Brandon Sturgill post on BRRRR

Do you know if there any way to get a 30 year payoff on something like that, or would I be restricted to the 5-7yr commercial loan requirements?
