Is it not a good cash flow environment? 

I'm ready to leave the rough life of working my tail off in a very VERY DANGEROUS work environment making someone else rich to working my tail off to earn my financial freedom and mass wealth in the world of real estate!

I'm not sure if they go to Florida but I would give them a call.Lastly if you care about material waste and the environment they are better.

@Marie G.undefined My contention is that the due on sale clause is rarely called is because we have been in a perpetually falling interest rate environment.

Assume the cost of a lot in Charlotte makes it unlikely that this would be profitable, but it appears the lost cost and decent quality of modular homes could create some opportunity in the right environment.

I believe there are other ways to achieve solid yield without exposing yourself to so much interest rate risk for the current environments low yield securities. 

The bottom line is that you will end up with more wealth if you invest in tax-deferred environment, the investment can grow quicker and the end result is that you will be better off by not taking huge tax hit and penalties hit by taking early distribution from your IRA. 

Thanks for the call out and participating, I agree I thik the jury is still out on it and I cannot yet put an educated response together, but I am pumped about the new jobs for these particular areas and I think it can only enhance the environment - yes, I know robots will eventually replace all humans, until then Ill take the jobs for now

Honestly, in our current COVID environment, I don't see any better options as everything is risky right now. 

And at that point you've always got the option to later one off sales (paying tax as you go but controlling it) or add to depreciation in a more controlled environment within controlled 1031s inside the portfolio.
