I ran into this problem in the crash of Bay Area prices in 1989 to 1992.. at the time all of our loans were fractionalized.. normally the co bene's had no problems making a decision together and moving forward..The issue came on a loan I had on a high end home ( in the day it was valued at 2 mil) on Green st in SF... first was a BOA at 900k and we were a 200k second.. the market if you recall in the Bay area in those days crashed 50%... so we had 4 bene's 50k each.. 2 wanted to foreclosure the other two said I am not throwing good money after bad.. the other two could not buy out the hold outs.. and they let themselves get wiped out... this with a property that would have rented even in those days for north of 5k a month and would have cash flowed.. but no talking them into it, they all got extinguished when BOA foreclosed them out...

I never visited that area but know and visited near that area, i know that the area is a moderate to high crime area. and i also know that for that area they do maintain consistent blue collar/factory type jobs. so as a rental area i think from what i have learned thus far, is that this is a good rental area barring the crime. where i choked was the distance, and started thinking how will i maintain it from a distance.my questions i guess would be. those who have experienced similar situations what did you do?

I'm looking for a 2b/2b, and because I'm planning on living in it for a while, Id like the location to be near a bit of night life, restaurants, bars, safe, etc, but when it comes to the actual home, I'm fine with getting my guys to do some remodeling work on the inside after purchase (aka "finding the worst house on the best neighborhood").

If the ones by Berklee have existed for decades, that could mean (barring refi-ing etc), the underlying mortgages might have been paid off?
