Seriously, I operate on a 24 hour, global timeline...so it varies since I can be on the phone at 3am oversees. 

@Elliott SternI don't think there's a universal dollar amount because everyone is different.

About the only are in the city limits that are decent (C type properties) are around the University, but even there it can go by street or block.

I explained that it is very hard for me to find people who want to move in during winter months when it is below zero and between university semesters. 

I currently own one rental in Fort Wayne and decided to pivot into West Lafayette and Lafayette area because it is much more stable and has a diverse workforce which prevented the area from being heavily affected in 2008 (I am also a student at Purdue University but have been in real estate for 3 years).
