I should seek out international students who might be shy and could enjoy a furnished house for short-term.

Just off the top of my head, add in furnishings, local accommodation taxes (total up to 12% in MB), owner paid electric, and capital expensed items (some of these may be via special assessment.)

I am going to rent a house fully furnished and all bills paid as a cooperate rental to traveling nurses and business people.

This includes a fully furnished apartment with flat screen TV, sofa/love seat, full kitchen with upgrades, desk/bed in each room with walk-in closets in each room.

Make the contractor furnish his own material and is paid once completed or if you have a drawl set up of work completed weekly

Write and SOP for unit turnover to give the cleaners, get a handyman on your team, make your airbnb presence very strong and converse with the guests to make it feel as if you were just down the street, and dont skimp on furnishings etc cause no one like a walmart decorated vacation rental. 

Last year, I remade the master bedroom furnishings, moving the 52" TV from the living room to the master bedroom wall and getting a new, 64" HDTV for the living room. 

Of course, you would have to furnish those rooms and increased management hours.
