I am sure this is a violation if so...I don't think it is advisable to take the word of the people trying to sell the property regarding the sex offender's legal standing and status (whether he is registered and legal).

Its long but it pretty much covers all the "important" stuff discussed:Here are the cliff notes.He notes a pattern of judgments at seven-year intervals stemmed from the shemetah which basically stands for "washing away of things" he went back on historical records on other shemitah years since 1900, here is what he found:1917 - the year US entered into WW1 - austrian, russan and german empires collapsed (a washing away if you will)1931 - another shemitah year - market dropped over 50%1938 - another market crash over 50%, another war started and ended 7 years later on the other shemitah year (a washing away)shemitah in 1973 - bretton woods worldwide monetary system collapsed1980 shemitah - the end of the massive inflationary 1970s (a washing away)1987 shemitah - black monday occured, biggest 1 day percentage drop in the dow.

This past week, hundreds of people spent days in line ahead of the Saturday pre-sale for a new condo development on the waterfront in the False Creek (Vancouver BC) area.Those who couldn't commit to camping out themselves hired somebody to do the waiting for them.Chris Malkin and his team camped out for a week, representing out-of-town buyers and those who didn't have the time to stand in line.Malkin, who says he has clients from Victoria, Seattle, and even mainland China, described the condo-buying frenzy as "fun, exciting, but insane."

The Flip model may work best when working with groups, every party with equal standing can have shelter within a corporate structure, ( my attorney has advised me that this is the cleanest way to structure a JV with other parties.)Again, as Brie stated, clearly defining goals and exit strategies is paramount in every deal.Good luck and keep us posted.

Two problems here, first you are confusing the term LTV which stands for loan to value and has nothing to do with offer price to ask price.

In wholesaling you should ALWAYS have an end buyer in place but make sure you have outs in the contract with them just in case they fold on you.
