wholesaling opportunity or a dud?
Hello,
I am new to wholesaling and have been contacted by a seller in a small town who saw my ad and called. The property is about 3hrs from my home. The owner is motivated. I would be too if I lived so far from civilization. He has also said it is in need of a new roof.
Here is my dilemma, It is a very small town. 300-500 people. No, that was not a typo. The
houses in the area range in price from $31,000 to low $90,000. There are not many comps to choose from.
Should I write an offer include a few out clauses, contact a local realtor and see if we can work out some kind of arrangement. Or should I just drop it and focus on other leads.
