Refer the party to a cleaning company so that they can arrange service and payment.

I am thinking this arrangement may not work out.  

Hello, I was wondering if anyone has experience with getting a cosigner (or any other alternative arrangement) for an investment property.I currently own two properties, a condo in Denver and a house in Austin.

(I didn't have to look for off market deals, do weird business arrangements, or do anything unusual at all to get these properties, even in a tough buyer's market...shocker, I know!).

Sub-to in my opinion is a very strong option, perhaps he could structure it in a way where they do subject to for a certain time period after which the buyer would need to arrange their own financing.

Putting something together after the offer is really no different than a buyer trying to arrange a bank mortgage. ie, if you don't have the funds "up front", you won't be considered to be a cash buyer.

Yes, I agree that concrete over concrete is a bad idea, but there are many ways to fix up the crack concrete patio like you can replace the entire patio, along with flowers and the borders, you can also resurface the top or you can polymer the slab lifting surface of the patio.

What I am really trying to figure out is, what good terms of this arrangement could be so that they are most secure.
