Hi folks -I'm new to BP and real estate (but very familiar with finance and comfortable with early-stage risk in general - I come from the tech venture world).I'm considering making a small hybrid equity investment / loan to a developer building homes.

Specifically, is there a statistical difference in the likelihood of actually acquiring the physical property versus simply earning interest on the debt as a financial investment?

Who is at risk for this financial outlay?

@Nick LongI think you're overcomplicating this... if it's a fixer, once it's rehabbed, just refinance it into either a conventional investment loan, or a DSCR loan.DSCR loans don't have the 12-month clock - you can usually refinance 90-180 days after purchase.  

Hi members,What is the preferred way to hold investment properties? 

Coming from the buy and hold side of investing, I'm very focused on cash flow, cash on cash, and then looking at the other ways that I value a deal (appreciation, principal paydown, etc.).

It seems that I don't see them talked about as much as potential investments.
