They will fight it, only because it will be stressful and they won't be able to move the hoard easily. 

After fighting with the branch (for a month or more) that originally set up the account, I called customer service and they immediately told me that the wrong account was selected and changed it to the "correct" account.

You really don't want someone that fights you on the front end to be your tenant.

It wouldn't be that extreme, but it's likely they won't know what you're asking for because most banks and credit unions don't use DSCR products; even if you're speaking to their VP of lending not to mention the hassle and time suck of getting in your car and fighting traffic as you drive to the local credit union. 

With those factors, it might be a little more difficult to fight financing, not impossible, but trickier.Any work you can do to find good referrals in that area will be great.

No. 1 rule in business-- you do not fight battles yourself.Get a lawyer, hopefully you have all this documented.

I used rocket mortgage from the lender for the first time, the company overall I wouldn't recommend but my actual officer did a great job fighting with them

Once thing to keep in mind is that they are still fighting to be "small town" so the infrastructure, especially for local traffic leaves a lot of room for growth.

It's every American's duty to fight un-just laws, or at least find a work-around.
