My favorite screening methods (in no particular order): credit report (include add-ons like criminal, eviction, legal actions pending, etc), landlord references, proof of income.

My favorite thing to drill into any new landlord is to always have enough reserves for at least 1 cap-ex expense.

Yes, I've had a few calls from signs: found a couple buyers, a potential lead that went nowhere, and callers who just needed someone to talk to (those were my favorite).
