@Douglas SpenceYes and many other inspection items such as cracked window pane, paint the outside, changing a perfectly fine toilet supply line, changing a perfectly fine p-trap, trimming trees, etc.

I like your idea above with regards to the 10% extra management fee however in my experience this has a very very small likelihood of changing the PMs mind.

I don’t think the other facts will change your tax situation much. 

Decide for sure what your exit strategy is and have a backup plan in case something changes like interest rates going up or banks stop lending.

Also these laws and exemptions are subject to change depending on who is in power.

That said,  the fact that you are thinking about GC and holding time puts you ahead of many of the newbies who come on here asking generic questions on how to get started with the change under their couch and no research.Also, I looked at your profile page.
