Above all, accept no ******** when it comes to getting paid.

I accepted a job at Ameriprise Financial to be a Client Servicer and on the side I will be building an asset.

Here are two of my favorite lease clauses that should help you. a.Landlord informs the Tenant that the sewer system of the Premises is not designed to accept many types of items, included but not limited to, paper diapers, sanitary napkins, tampons, and children’s toys, balls of hair, grease, oil, table scraps, clothing, rags, sand, dirt, rocks or newspaper.

We put an offer in on a 2-flat in Chicago and we requested a 3% closing cost credit, which was accepted.

I don't want to collect any money from the tenant for the application since its a mess with returning it to them if we don't accept them.  

( Ads, website, craigslist ) Does your contract require an exclusivity clause for the listing?

The house could be horrible, and you could have tremendous upside if you go in and renovate, or wholesale to a flipper, but if the seller doesn't care about moving or doesnt have a "problem" that needs solving, it is unlikely you will get an accepted offer.  

I would recommend using the exclusive right to list contract with the wholesale fee (as your commission) spelt out like James said.

I also interviewed with a well known brokerage, but I got the impression that the  team leader I interviewed with was mostly interested that i would cap out on  my commissions and  I think she would have accepted anyone with no brains and a pulse.

I'm an agent/investor (and investor friendly) and I deal in Northern Utah, I'm not exclusive to Weber County though.
