For some that may be replacing a W2 income, for others it is early retirement, for other still it is putting excess money to work.

If most drivers switch to electric because of subsidies, then there will be an excess of oil on the market which can be made into machine fuel (diesel).

Market value and sales trend in NY are also something to consider are the units being sold based on reasonable comps arms length transaction or are there an excessive amount of cash sales with no appraisal/contingencies.

NO sales tax and so much land in ag and timber defferral so the revenue to run all these municipal items came from   YUP  Timber Harvest and Severance tax's so when the Fed got on the spotted owl and other environmental issues it hammered the rural counties as timber revenue dried up jobs dried up and those little logging towns that dried up with them or are now even today basically at the poverty level..   

If a lender charges upfront fees, it's not necessarily a red flag, but if they are excessive it definitely is.

You could always go to the excess/surplus market.

It was a combination of excess supply and high default rates that caused the housing crash.The housing crash resulted in developers and builders going bankrupt or scaling back operations.

A younger investor like you that is low in cash but possibly has some excess time can benefit from driving for dollars.
