The broker exam in my opinion has NOTHING to do with running a brokerage or supervising sales people just as the salesperson exam doesn't qualify someone to do a good job selling real estate.

The only annoying part is that they use some sort of computer generated appraisal at first (which comes in low because it doesnt take into account local neighborhood or updates to the property etc) and if you disagree with the value then you have to pay $425 to have a full appraisal done so thats where i am in the process currently.

I don't necessarily disagree because there are a lot of vacant houses (not necessarily rentable, but are still standing), but I haven't heard landlords complain about not being able to fill units for any price around here.
