Need to consider a hold period, market rents, capital expenditures, oper expenses, market vacancy, reversion value, your desired irr, what type and how much finan. you plan to obtain, how it affects your level of risk, etc. a lot of questions to answer.And then how each of those variable might change throughout your ownership on an annual basis in order to come up with your expected CF stream.If you evaluate those items and the returns on invst are satisfactory you have a deal.

I just completed my first evaluation of a potential wholesale flip or buy&hold with my contractor.

Plus if you found yourself being sued for a personal injury case or death of a tenant(s), you don't want the jury to use this to weigh in their evaluation of your character. 

I am starting my journey into real estate investment and would like to start building my team.I live in Toronto but would like to invest outside of GTA because of the crazy evaluation. 

We ended up with around $60k in equity at the lowest price evaluation for the home after all the repairs.In 2010 I got the itch & I was able to get a $160k loan for another auction property, this time in N Tacoma & again, ended up with a heavy fixer.

I'm not sure why so many advocate putting offers in on several properties at a time when the liquidity is not there.There are several properties that I evaluate and analyze (always honing your skills) and then choose which one I will offer.

I am currently trying to evaluate a single family home and could use help from someone with experience to know if there is enough potential to move forward.
