It depends on the type of cockroach.If you have adjoined units the roaches will simply go in the walls away from the bait to other units.You have to do the whole building.For every one roach you see there are hundreds to thousands of others you can't in the walls.Pest control companies are extremely expensive and can make you go broke for what they charge.The only way to afford ongoing pest control is to price it in from the beginning as a cost when you purchase.Even if you can no longer see roached they are still breeding the walls.This is why once stabilized you have to do ongoing quarterly treatments to keep them at bay.If you don't the bugs will come right back as you will always get one tenant who is a slob.

So I had an exterminator come out and he did the heat treatment to treat the bud bugs well yesterday while picking up the rent she informed me that the bed bugs are back.

We are going to be redoing the entire electrical, plumbing, and heating systems, so we aren't afraid to move some walls.The hardwood in the living room and bedrooms looks good (isn't cupping or bowing) but I am not sure if I should spend the time sanding and sealing or if another solution is recommended.

Unless the property is within a few hours drive you are likely going to pay the 20% property management fees and then tack on about 20-40% operating expense ratio from there to get some round numbers (remember you will be paying for cable, landscaping, electricity, gas, HOA, etc. etc.).I personally have been looking for a beach property for a few years, unfortunately my 'regions' are California/Hawaii and right now it's just tough to make the numbers work for my specific investment criteria.

I live a few hours from the cabin, but if I happen to be there, I'll bake cookies for the next guest.Charcoal and lighter fluid for the grill, hairdryers, first aid kit with itch relief ointment for bug bites, etc., umbrellas, ponchos, spices, cooking oil, coffee, tea sugar, detergent.
