I actually wanted to start with wholesaling myself since I did not want to fork over any of my own money, but rather take a deal and re-sell it before the original ink dried on the first contract. 

I agree with Will,and you can chalk me right up there with a wannabe,or maybe a guy who misunderstood alot of things as well,like with the wholesaling bird dogging myth ..as far as no money making deals in real estate,i've come to realize it simply dont exist,you have to pay for marketing and other things as well,direct mail ,and countless other things,and its time consuming,i acutally had quit a decent paying job ,and boy was i ever wrong ,well needless to say that didnt last long ,thought i was going to be the biggest baddest wholesaler around got brung in the PRESTON ELY crap that he preaches how you can get so many deals and do this and that so quickly,not saying that it cant be done ,but im saying i was successful at doing this when i first set out,i've learned that this takes time and simply cannot be done overnight,i think you should also have a mentor,and definiltly not a guru mentor,these guys just want to suck you money bone dry.....they make half of their money by their products they sell.....so i've reconditined my thinking and getting my license and joining a commercial brokerage....and will be looking to get into some commercial investments

I contacted the office, the manager told me that they don't deal with companies that test mold, so the only thing she can do is change the windows and the dry wall around the windows...

It's like microscopic razors that slice the bugs up and force them to dry out and die.

If it does, I'll remove some dry wall and go from there 

Clean, dry, chemical/residue free is key for a quality application.

I am certainly ready for the market to drop... kept my powder dry so far....Finally .... but I won't jump in anytime soon... once correction starts, it is going to drop for 2-3 years ...

My tenant says that her dishwasher doesn't dry and something else about the laundry washer....

Always good to have "dry power" aka cash when market cycles turn.

I agree with the sentiments to keep powder dry and wait for the opportunity.
