I'm super nervous paying $400-500.00 to take the classes online and then it not work out.

This one man I showed it to was super interested, and upon meeting him, he seemed like a great normal guy looking for an inexpensive place to live in the area.

You can be patient and find good deals, but I think you'll waste a lot of time trying to get a super duper deal, and are better off acquiring a quality property you like at a "good enough" price and get it in your portfolio.

Hire whatever landscaping maintenance out or have the PM do it.Have your lease terms be super tight ( make sure they are structured for RV rentals ) and do careful screening. 

Just be aware that it's super easy for PM companies to get fake Google reviews and I've seen PM companies write their own reviews (weird how all their reviews were by reviewers who have only ever written one review total on their Google account).
