I've had a desire to get into flipping for over a decade.

I have a duplex in a 1031x that I would love to drop and get a 6-12 unit; but in this market there aren't any in my area that measure up to what I want for a return and values are just as likely to go down as up IMO.

Another plus is after 10 years no capital gains if sold. i I know the question are very broad and hard to answer but just looking for simple answers before i have to go out and possibly spend money to get them answeredIf anyone has been through this any help and advice on the best way to get started would be greatly appreciated!

My issue is that I don't know if I need to start with a strategy like wholesaling to build capital that will eventually allow me to invest in rental/multi family or if there a different way to go about this?

What can SF Planning do to me to go back on their word?

Our contracts requires that all payments to subs to go through our attorney's office.

We are going to sit down and discuss it this weekend, but I would like to go into that conversation having an idea of what I am really going to need from them and what would be a reasonable price for it.

If you are VA eligible that’s definitely the way to go.

If i do ill try to pay it off and add it to the list of rentals that i will hopefully own,  but I really want this flip to go through so I can make  a lump sum to move forward in finishing my property i already paid off, and pay off a second.
