It is extremely exciting to see others want to be apart of the growing niche of investing in vacation rentals, especially in a market like Phoenix where we have no shortage of events ( Spring Training baseball games, Barret Jackson auction, The Phoenix Open, are just a few of the popular events that tourists flood Scottsdale in the Spring time).  

If there aren't leases you can always ask that the units be delivered to you vacant.  

We don't start in the morning and go grab materials at home depot in the afternoon, we have materials delivered and we pay delivery fee, client eat that bill to give way to our convenience, two dozens of 40-70/trip could be avoided but we rather spend time making the 1-2 hour trip to the supply store and work on our clients project, we know 2 hours of manpower is much more expensive than $40-70.

@Kiara KellerBased on your questions, you would be way better off investing in yourself and becoming a licensed real estate agent first with a large, firm that offers training.

They always run out of money and always behind on value delivered vs money given. 

I know there are several ways that I could possible help a team or individual, whether it be hosting open house, or giving up commissions for training, etc.

I am not a handyman, but I am a lawyer by training and I've helped with somewhat complicated deals before.

Ask brokers for training (is that no-no?)

Take a wholesale training course. 

From my experience, be careful with bribing for good reviews, it will train customers to complain or threaten for what they want.
