The best deals are the ones you find/create yourself, but that means you have to put the time and work in to find/create them.Start with the neighborhoods around your house - do "driving for dollars" looking for vacant or derelict properties and send a letter or postcard to the owners offering to buy (to find the owners use RIPropInfo.com and the Assessor link for the town, then look the property up).

That's how regulations have made it impossible to drive up prices and hinder speculation.

With all the rain we have been getting in Denver, now is a good time to drive for dollars.

I thought this would set a good tone for the property and catch eyes of people who may be driving through the neighborhood.

They will probably appreciate a lot more though.Of course, that's MHO and I haven't delved too deep into that neighborhood, so I encourage the OP to do the research for himself.

@GregsRe: Internet access Wifi "child porn" actually happened  my sister-in-law she owned and lived in her 4 plex she offered free internet Wifi to her tenants, they had the sign on code,, they passed it on... to somebody...that guy didn't live there but used their wifi account and was a pervert.So mean while,, everybody in the 4 plex had the cops in each unit, they took all hard drives, laptops, even digital cameras as part of investigation. and it was a huge mess.

I have ~$50k in cash, a 710 FICO and the drive to figure it out (I know its not much, but I also know that its better than nothing).

Drive for dollars and write yellow letters.
