We usually don't deal with late check-outs but would just politely nudge guests to get a move on.

I only know about the times where this was found out prior to closing, obviously I have no way to know about the times this shady behavior wasn't found out.Since you get a vote in who this tenant is, and it's retail, PSA that commercial lenders (especially the ones offering the best terms...) are starting to vet deals by how 'recession proof' the tenants are, even if they are currently paying on time.

I disagree with some others here - I LOVE mobile home deals and will often send out mailers JUST to target mobile home lots.You need to know the year of the mobile so you can assign a flat dollar amount value to it, then comp the land.

Cash flow is possible in Sacramento, but mostly for creative, subject to, seller finance deals.

Meet with local agents, investors, and mentors for tips and possible deals.

Personally, I assign my deals to my end buyers when working with sellers to help them find buyers for their mobile homes. 

You should keep it to yourself though, if you get all the BP'ers buying in there, you will have more competition, fewer great deals for you :-)
