Raise the rent to filter out weak renters who's values tent to do a lot more damage.  

Also, my Agreement with the seller is fully executed and states that there are $4,500 in Damages, for time, expense and lost profit, should the seller back out of this transaction for any reason.

Would you charge them the full amount or a prorated amount for just the damaged room.

Once a marginal tenant is aware of your ‘displeasure’ with them they can become irate tenants (extreme damage to the unit).

They hvae never demanded anything out of me, demanded that I come right away, etc.So, when I read the question of "if there's a clogged drain and I have to call ti get it snaked, that should be their responsibility", how do you break the news to them without damaging the relationship?

They get dinged and damaged too quickly and just look horrible with the dings in them.

I don't want to use wood and try to stain them to match for the same reasons I don't want to use hardwood throughout - - potential damage from tenants.I have two concerns with this idea.

I think the wood adds a nice richness, and I'm personally against painting wood unless it's meant to be painted or damaged or plain hideous. 

Would it damage the exterior brick wall?

2) Would you mail them the previously mentioned form or personally deliver it, to avoid it coming off as hostile and to mitigate any further damages done to the property?
