You do need to consult with an attorney and CPA to ensure it's done properly from both perspectives. 

I am always trying to learn, yet there is so much more knowledge to gain....Advice from accountants and CPA's is always appreciated. 

Save every receipt for your CPA.

Scott,I had that exact concern, and there is a podcast I listen to called the Refresh your Wealth Podcast that is hosted by two tax attorneys, one of whom is also a CPA.

Talk to your insurance company to get a real cost of using subs or employees and also talk to your CPA.

BTW, I need a CPA who is familiar with property, especially for STR’s!

If your mortgage is still held by the bank, give them a call and see if they'll have any problems.Make sure that you're being diligent about your bookkeeping and let your CPA know about your plans now, not next April when you're doing your taxes.Lastly, are you sure that your home will make a good rental?
