thank you very much for all your comments, I was curious about the LLC as it maybe an easier way to separate the family business part from my own, since the capital source, expenses and earnings will be separate I'm trying to keep it as clean as possible while leveraging when possible. everyone's comments are aligned and I will talk to a CPA, by the way!

I'm looking at long-term rentals with pools and I will be including a pool cleaning service for my tenants.

Another option was just cleaning it and buffing it out.

It could be a matter of simply cleaning the rug or perhaps it needs to be replaced. 

Clean and treat damaged wood. 

A HELOC is an open line of credit and is not a great solution if your going to input your money into another home.

Cleaning up two units -- will resurface the parking lot and add landscaping to finish off outside.

Then, you also have your continual Capex reserves, i.e. a new roof will still wear out in about 25 years, or a new HVAC system about 15 years.For maintenance, it is always a best guess, and percentage is about all you can use, but similar to Capex, the situation needs assessed: lots of trees, expect 2x per year gutter cleaning.  

Looking back at renters with the higher standard comparatively, they clean up the unit so well, I cannot find fault to keep a bit of their security deposit.

For example (fictitious) - can my future LLC (a) acquire properties (as above), (b) provide consulting services, and (c) offering commercial cleaning?
