Rick Harmon you're like the Probate 007...So that leads me into my next question if you would be so kind to answer it.I went to the court house the other day and pulled out a handful of probate files.Should I scan each file for the last 6 months or so or are there certain files I want and others I should skip?

I will, however, kindly ask everybody here if they have any further input regarding those two target markets.

I see all kinds of people who take the easy way out and get a government check each month.

But having a loan introduces all new kinds of risks.

Its kind of like a house thats sitting because the rent is set to high.

I'd think that with that kind of spread that it is at least worth looking into.Good luck!!

@Lisa Mauritis Most brokers are going to want to see your ability to perform as an investor to do that kind of work on a day to day basis. 

I am having trouble defining the "like-kind" qualification as part of the 1031 exchange.

@Bryan -- Yeah, that's what I'm thinking.There's a lot that's kind of hinky about this deal that I'm not going into here (which is why i'm backing out).
