I am a seller who last night faxed my acceptance of an offer which involved my carrying the loan for 3 years. I've had second thoughts and now want to back out.Can I still do so without any penalty(like the broker wanting to be paid)?

You are asking for legal advice which cannot be given on the forum.

Do you have a broker on your end representing you or an attorney??

With some contracts even if you sent it but have not been provided conformation that they received it you can send another document cancelling the agreement.

Really at this point you definitely need an attorney to see what you have signed or not signed and what has official acceptance and how you might get out of it or renegotiate the deal.

No legal advice.
