If you NEED cash flow to invest in real estate you’re not ready.

OR Hire property manager and eat the costs until you have cash flow coming in? 

With current prices and interest rates, you're not cash flowing with LTRs.

I don't begrudge people sneaking into our country to build a better life for themselves or their family, but I also don't want to support them or open myself up to risk.

@Ana Vhan - The IRS needs to see the same *taxpayer* on both sides of the exchange.If you file jointly, and your trust is disregarded, you should be able to take title in the name of the trust.Your tax professional can confirm, and your QI can support that decision.

I presume you are trying to "add value" in terms of increasing cash flow, not in terms of increasing the value of the home (for you to later cash out refinance)?

Without a large down payment, cash flow can be tough to find with a traditional rental right now.

As part of that exchange they will be taking $500K in cash "boot". 

We have a sfr we paid cash for and is worth more than when we bought it.
